Portfolio pricing available above roughly 20 units. We will hold a rate card for a season rather than requote every unit.
What a turnover includes
- Drywall patching and full-wall repainting where needed
- Door, frame, hardware and lock repair or replacement
- Trim, baseboard and casing repair
- Fixture and blind replacement
- Caulking, weatherstripping and minor carpentry
- Punch list completion against your template
We do not do licensed electrical, plumbing or HVAC work. If a unit needs one of those, we tell you on the first call rather than sending someone unqualified and creating a liability you inherit.

- Send the unit. Photos and your punch list, or just the address and access details.
- Flat quote back same day. Firm number, firm date, scope written out.
- Work scheduled and completed. Crew in Thatcher Home shirts, photographed before and after.
- Photo report and one invoice. Keyed to your checklist. Net 30 available on account.
Common questions
How fast can you turn a unit?
48 hours from access for a standard punch list, assuming the unit is empty and clear. Heavy turnovers requiring paint cure time run three to five days. We confirm the date when we accept the job, not after.
Do we get one invoice or several?
One invoice from Thatcher Home per job, regardless of how many trades were involved. You are not chasing three contractors for three invoices and you are not reconciling who did what.
Who do we deal with?
Us. One point of contact for quoting, scheduling, the photo report and the invoice, whichever crew does the work. You never have to manage the crew.
Can you work to our scope templates?
Yes. If you have a standard make-ready checklist we price against it directly and report back in the same format, including photos keyed to each line. If you do not have one, we will provide ours.
Is there a volume commitment?
No. There is no minimum, no monthly fee and no exclusivity. If we are not the easiest vendor you use, we would rather you stopped calling than felt locked in.
How do you handle access and keys?
Lockbox, keys collected, or a scheduled meet — whichever suits your process. Access arrangements are agreed per property before the job is scheduled, and technicians are identified by name in advance.
