Most expensive home repairs start as something small that nobody was looking for. A scheduled visit twice a year catches those while they are still cheap — and gives you a written record of the condition of your house.

What gets checked

Spring visit

  • Exterior caulking and sealant check

  • Grading and drainage away from the foundation

Fall visit

  • Weatherstripping and draft check
  • Interior door and hardware adjustment
  • Caulking at tubs, sinks and tile
  • Smoke and CO detector test and battery change
  • Handrail and step safety check
  • Attic and crawlspace visual inspection

What you get afterwards

A photo report on the condition of each item, flagged in three categories: fixed today, needs attention this year, and watch it. Anything in the middle category comes with a quote so you can plan rather than react.

Over a few years this becomes a genuinely useful record — particularly when you sell, because you can hand a buyer documented maintenance history instead of assurances.

We will tell you when you do not need us. If a visit finds nothing, that is what the report says. A maintenance plan that always discovers urgent work is not a maintenance plan.

The economics, honestly

The case for a plan is prevention, and prevention is hard to prove. What we can say concretely: exterior caulking that fails lets water behind trim and siding, and water behind trim becomes rot. Resealing on schedule costs a few dollars of material inside a visit you were having anyway. Replacing rotted trim and the sheathing behind it costs far more.

Common questions

Is a maintenance plan actually worth it?

It is worth it if you would otherwise not notice a small problem until it became a large one. The classic example is caulking: a few dollars of sealant applied on schedule prevents water getting behind trim, which is what turns into a four-figure rot repair three years later.

It is not worth it if you are already inspecting the house yourself twice a year and acting on what you find. We would rather say that than sell you a plan you do not need.

What happens if you find something serious?

You get told, with photos, plus a quote and a view on urgency — fix now, fix this year, or watch it. Nothing gets repaired without your approval. A maintenance visit is not a foot in the door to sell you work.

Are repairs included in the plan price?

Minor adjustments and small fixes during the visit are included — tightening hinges, resealing a gap, adjusting a sticking door. Anything requiring materials or significant time is quoted separately at plan-member pricing.
