Why lists get stuck
Punch lists are unattractive work for most contractors. They are a dozen small unrelated tasks across several trades, none individually worth a trip, and pricing them is more effort than doing them. So they get quoted high, or they get promised and not scheduled.
We are set up for exactly this: fixed pricing per line, one crew covering carpentry, drywall, paint and hardware, and a scheduled date rather than a vague promise.

Line by line from your list, totaled into one fixed number. You see the per-item pricing, which means you can cut items before we start rather than negotiating after. Minimum engagement $500.
What we cover
Drywall and paint, doors and hardware, trim and carpentry, caulking and sealing, fixtures and fittings, minor flooring repair, adjustments and finish corrections.
Not covered: licensed electrical, plumbing and HVAC, structural work, roofing. Flagged in the quote where your list includes them.

Common questions
Will you work from our punch list format?
Yes. Send it in whatever form you use — spreadsheet, PDF, property management software export, photos with annotations. We price line by line against it and report back in the same structure with photos attached to each item.
What if items are added once you are on site?
We price the addition and get your approval before doing it. No item gets added to an invoice that you have not agreed to in advance. That is the whole point of a fixed-price structure.
Do you do new construction punch lists?
Yes, for repair and finish items — drywall, doors, trim, paint, hardware, caulking. We do not do licensed trade remediation or structural work.
How long does a punch list take?
Most residential punch lists are a single day once scoped. Longer lists or anything with paint cure time run two to three days. We give you the date with the quote.
